Did you know that dirty air conditioner filters can make your air conditioner seem as if is not working at all?  And that dirty a/c filters can also double your electric bill? YIKES!

  • If the coils of your unit get too dirty, they just freeze and the unit will no longer operate.  Dirty filters (or even operating a unit without filters) cause dirty coils.  Air conditioning coils are cleaned prior to you moving in.  You are responsible for coil cleaning after that.  ($150-$250)
  • Change your a/c filter once per month and your coils will stay clean.  Note the size of your filter and buy twelve of them at once from Home Depot or the grocery store. Use your TECO bill as a reminder to change you’re a/c filter. Filters are less than two dollars each, which is so cheap compared to an electric bill which is double what it should be and a complete coil cleaning by an a/c company.
  • Trim grass, vines and other plants so they do not block the air flow of the outside condensing unit. Keep at least a 12” clearance all around the unit.

 

Plumbing:

You are responsible for drain cleaning due to the following:

  • Clogs from hair, feminine products, foreign articles, grease, etc.

Do not flush anything other than toilet paper. Always use strainers on sink and tub drains. The strainers catch hair and will reduce clogs. Never pour grease into a drain.

 

Late Fees:

Rent is due on the 1st of each month and is late after the 5th. Pay before the 5th because late fees add up!
