    • Proof of renters insurance required at lease signing

  • The application fee is $75 per adult occupant (18+). Fees are non-refundable once processing begins. Applications are reviewed only after all documents and fees are received.

  • Most decisions are made within 24–72 hours of receiving a complete application and all required documentation.

  • Yes. All tenants are required to maintain renters insurance with a minimum of $100,000 in personal liability coverage. Tenants with approved pets must also carry animal-related liability coverage at the same minimum. Proof of insurance is required at lease signing and must remain active throughout your tenancy.

  • We welcome pets on a case-by-case basis with written approval. Not all properties are pet approved — please confirm eligibility before applying.

    • One-time pet fee: $400 (covers up to two approved pets)

    • Monthly pet rent: $35 per pet

    • Renters insurance with pet liability coverage required

  • No. The property must be viewed in person before an application will be accepted.

  • Approved applicants may hold a property for up to two weeks with a paid security deposit.

  • Not all properties accept pets. Pet eligibility varies by home and must be confirmed before applying. All pets require written approval and pet fees and insurance requirements apply.
